Planning and building your own garden room – from construction method to costs

A garden room is one of the most rewarding self-build projects in timber construction: manageable spans, simple connections and plenty of design freedom. Whether the result stands square and stays permanently dry comes down above all to the construction method, the foundation and the roof build-up. This guide walks you through the planning with concrete dimensions and ballpark prices.

Timber frame or log cabin: the fundamental decision

Before you draw a single line, you settle on the construction method – it dictates the wall build-up, the tools you will need and the cost. For self-builders, two systems have become established: timber frame construction (stud framing) and log cabin construction with interlocking log boards.

Timber frame: flexible and easy to insulate

With timber frame construction you build a frame from structural solid timber (KVH), typically 6 × 12 cm at 62.5 cm centres, and sheathe it on the outside with OSB boards and rear-ventilated cladding. The advantages: a free floor plan, any wall thickness you like, insulation that drops easily into the stud bays, and windows and doors that sit firmly in the frame. The material cost is usually below that of a log cabin of the same size – in return you face more cutting, more tools and the need for cleaner planning.

Log cabin: solid and quickly assembled

Log cabins are built from horizontal boards notched together at the corners, 28 to 70 mm thick, usually supplied as a kit with ready-milled profiles. Assembly is quick and the look is solid and rustic. Important: solid timber "settles" over the first one to two years by roughly 3 to 5 % of the wall height. Windows, doors and vertical screw fixings therefore need floating frames or slotted holes – otherwise the door jams or the wall splits open.

Floor plan and typical sizes

Common garden room sizes range between 6 and 20 m². A pure tool store gets by with 2.0 × 2.5 m, a garden room with a seating corner sensibly starts at 3 × 3 m, and it becomes comfortable at 3 × 4 or 4 × 5 m. An eaves height of 2.00 to 2.20 m has proven itself; with a gable roof that gives a ridge height of roughly 2.50 to 3.00 m.

The foundation: three proven options

No garden room without a foundation – timber in contact with the ground will have rotted through within a few years. Which option suits you depends on size, weight, ground and budget.

Pad foundations

For light buildings up to about 10 m², 6 to 9 concrete pads of around 30 × 30 cm are enough, set roughly 80 cm deep so they sit below the frost line. On top goes a sub-frame of pressure-treated beams, for example 7 × 14 cm, with post anchors or bearers to keep standing water at bay.

Concrete slab

From around 10–12 m², or for a heavy log cabin, a concrete slab is worth it: 15–20 cm of concrete with a reinforcement mesh over 20–30 cm of compacted hardcore as a capillary break, with a PE membrane in between. It is the most stable solution, but also the most expensive and labour-intensive.

Ground screws

Ground screws 60–90 cm long are driven in without any concrete and, depending on the ground, carry roughly 300 to 1,000 kg per point (follow the manufacturer's figures). Ideal on a slope, in root-filled ground or when it needs to go up quickly – and they can be removed later without a trace.

Wall build-up in timber frame construction

A proven, uninsulated wall build-up from inside to outside: a stud frame of 6 × 12 cm (sole plate, studs at 62.5 cm centres, top plate), 15 mm OSB/3 on the outside as racking sheathing, then 3 × 5 cm counter battens as a ventilation cavity, and finally cladding in board-on-board or rhomboid profiles of larch or Douglas fir. The rear ventilation is the single most important factor for durability: it lets any moisture that gets in dry back out to the rear.

Insulated or uninsulated?

For tools and garden furniture the uninsulated wall is enough. If you want to use the building as an office or studio into the shoulder seasons too, you fill the stud bays with 12 cm of wood fibre or mineral wool and add an internal vapour control layer plus a lining. Reckon on €40–70 of extra cost per square metre of wall area (guide value) – and think through a proper ventilation strategy, or you will draw condensation into the building.

Roof shape and roof build-up

Three roof shapes dominate on garden rooms: the mono-pitch (pent) roof at 5–15° (the simplest to build, water runs off deliberately to the rear), the gable roof at 20–30° (classic looks, more storage under the ridge) and the flat roof with at least 2–3° of fall for modern cubes.

For a 3 m span, rafters of 6 × 12 cm at 60–70 cm spacing are usually enough; from about 4 m span you move up to 8 × 16 cm. These are guide values for normal loads – for heavy snow loads, large overhangs or a walk-on roof, have a structural engineer run the numbers. On top of the rafters goes solid boarding of 21–24 mm boards or OSB, then the covering: an EPDM membrane or bitumen sheeting on a flat roof, bitumen shingles, trapezoidal metal sheeting or lightweight roof tiles on a pitched one. A gutter with a downpipe keeps splashback off the base and cladding.

What does a self-build garden room cost?

The range is wide, because size, construction method and specification vary so much. The following guide values (as of 2026, material costs only, excluding your own labour) help with a first calculation for a building of roughly 3 × 4 m:

For comparison: a similar garden room from a professional firm, including installation, quickly costs €8,000 to 15,000. So building it yourself really does save money – provided you budget realistically for wastage, delivery charges and small materials.

Permission and structural design: ask first, then build

Whether your garden room needs planning permission depends on where you live: limits often apply to the enclosed volume (frequently 10 to 30 m³) or to the footprint, along with rules on boundary distances and on whether a habitable room is being created. These rules vary widely – a quick call to your local building authority before you buy any material saves expensive demolition later. The same goes for load-bearing capacity: all the sections quoted here are proven guide values for small garden rooms; what is binding are always the local regulations and, in case of doubt, the calculations of a structural engineer.

Step by step to a finished garden room

  1. Settle the use, floor plan and construction method, and check the local rules with your building authority.
  2. Choose the foundation type and set out the pads or slab precisely – compare the diagonals so everything sits at a right angle.
  3. Order the material from a cut list and allow 5–10 % for wastage.
  4. Fit the sub-frame and floor, aligning them carefully to level.
  5. Prefabricate the walls flat as panels, stand them up, plumb them and brace them.
  6. Build the roof: rafters, boarding, waterproofing or covering, gutter.
  7. Fit the windows and door, close up the cladding, and apply a wood preservative stain or oil.
